Land zoning in Bali refers to the process of dividing land within the province of Bali, Indonesia, into different zones based on specific regulations and guidelines. These zoning regulations aim to manage and control land use, development, and conservation in order to maintain the island’s natural beauty, protect the environment, and preserve its cultural heritage.

Land use in Bali is primarily governed by the RENCANA TATA RUANG WILAYAH (RTRW), which translates as the Regional Spatial Planning of Bali Province. The RTRW outlines land use policies, development plans and conservation efforts for the entire province. The RTRW is regularly revised and updated to meet the changing needs and challenges of the region.

The main categories of land zoning in Bali are as follows:

GREEN ZONES These are areas designated for conservation purposes, such as protected forests, wildlife sanctuaries, urban parks and cultural heritage sites. In Bali, green zones are meant to preserve Bali’s natural resources and biodiversity, such as the West Bali National Park. Green zones also include agricultural land. These areas are designated for agricultural activities, including rice fields, plantations and agriculture to sustain local products.

YELLOW or ORANGE ZONES These zones are designated for residential purposes, including housing complexes, neighbourhoods and local communities. They are intended to provide areas for the development of residential areas and to accommodate the growing population of Bali.

PINK or PURPLE ZONES Bali is known as a popular tourist destination and certain areas are designated for tourism-related activities. These zones include commercial areas, resort developments, hotels, restaurants and entertainment facilities. The aim of the zoning regulations is to strike a balance between tourism development and environmental protection. Some areas in Bali are designated for industrial activities, including manufacturing, processing and warehousing. The purpose of these zones is to be a catalyst for economic growth and the creation of employment opportunities.

RED ZONES Red, as we can imagine, is a danger zone and not an advisable building area in Indonesia. This area is considered as easily affected by natural disasters. It is better to avoid this area if you want to build your property especially for your own residential area.

It is important to note that the specific zoning regulations and boundaries may vary in different regions and districts of Bali. The local governments and authorities play a crucial role in the implementation and enforcement of the land zoning regulations based on the general guidelines provided by the RTRW of the Province of Bali.
